Portland's Southeast quadrant is one of the most diverse, livable, and character-rich areas in the entire city. For buyers who want walkability, culture, a strong sense of neighborhood identity, and relatively more value compared to the West Hills or close-in Northwest neighborhoods, SE Portland deserves a serious look.


Here's a neighborhood-by-neighborhood breakdown of what you'll find.

Sellwood-Moreland

Situated along the west bank of the Willamette River at Portland's southern edge, Sellwood-Moreland is one of the city's most beloved neighborhoods. It has the feel of a small town within the city — with an antique district along SE 13th, excellent restaurants, a renovated waterfront park, and strong community pride.


Homes here tend to be well-maintained Craftsman bungalows and older ranches on tidy lots. The neighborhood consistently ranks among Portland's most desirable, which is reflected in home prices that tend to run above the SE average. It's a neighborhood where homes sell quickly and sellers often see strong competition.

Woodstock

Woodstock is centered around SE Woodstock Boulevard and offers a vibrant neighborhood commercial corridor with independent coffee shops, bookstores, and restaurants that have made it a local institution. Reed College anchors the northeast edge of the neighborhood and contributes an intellectual, creative energy.


Homes in Woodstock are largely Craftsman and Tudor-style houses from the 1920s–1940s, and the neighborhood has maintained strong values over time. It's particularly popular with young professionals, educators, and buyers who prioritize walkability and community character.

Division Street / Richmond

The Division Street corridor — running through the Richmond and Hosford-Abernethy neighborhoods — is one of Portland's most celebrated food and dining destinations. SE Division is lined with acclaimed restaurants, wine bars, and cafes, making this area intensely popular with food-focused buyers.


The housing stock is a mix of classic Portland bungalows, newer infill condos and townhomes, and apartment buildings. This diversity means there are options at various price points, though close-in locations along Division command significant premiums.

Mt. Tabor

Homes near Mt. Tabor range from historic Craftsman and Colonial Revival homes on tree-lined streets to more modest mid-century houses. The neighborhood attracts buyers who value natural beauty, mature landscaping, and proximity to both the park and SE Portland's amenities.

Belmont and Hawthorne

The Belmont and Hawthorne corridors are Portland institutions — known for their eclectic mix of vintage shops, independent bookstores, music venues, and restaurants. The neighborhoods surrounding these streets (Buckman, Sunnyside, Hosford-Abernethy) offer a range of housing options at price points that are often more accessible than Sellwood or Mt. Tabor.


This area tends to attract creative professionals, first-time buyers, and buyers who want an authentic urban Portland experience. Walkability scores are high, and access to public transit along these corridors is excellent.

What Buyers Should Know About SE Portland

Values have remained resilient. SE Portland's combination of walkability, neighborhood character, and access to employment centers has kept values strong even as the broader market has seen some adjustments.


Older homes mean due diligence matters. Much of SE Portland's housing stock was built between 1910 and 1950. Buyers should budget for potential updates to electrical, plumbing, and roofing systems, and should work with an experienced inspector.


The market varies by street and block. Proximity to a neighborhood commercial corridor, school quality, and lot size can create significant price differences within a few blocks. Local expertise matters enormously in SE Portland.
